them a sample of the work you do; you
will be surprised at the relationships you form.

Almost everyone in business would like to have services and products for no cost to them. I work with all kinds of companies from large to small. Every single one of them wants my information and services for free. I only do pro bono work for non-profits and even then, if there is a cost to me, I generally try to pass that on. If you give away your time, then you will be valued at that same price.

I visited a client today that wanted help with some aspect of their website, and I gladly had my colleague come with me to give some instruction. When we arrived, the person needing help was the same one we had given the information to before. As we did not charge on the first occasion, they had not paid too much attention to the process and how to complete the work. The time spent with them today will be a billable item; I do not like to be taken advantage of in any respect.

A good way to get around such a thing happening to you is to produce a sample report that gives advice for free. The only cost to you is the printing and the time it takes to write the report. These reports can also be made available on the website for downloading. The report can be one or two pages of FAQ (frequently asked questions) or a step-by-step procedure that is common to most industries. The point is to make the information available and free up your time to sell and to do the work that helps you make an income.

Getting sample reports is often a misnomer. I have seen far too many of them end up being just a come on to buy a service. The word free is no longer free. There are many ads in Entrepreneurship and Start your Own Business type magazines that offer free reports. The problem is that there are really strings attached. For one, you need to send them your address for shipping. If you do that, the junk mail will start. They are more than likely selling the mailing list and making money from the report. You need to make a decision to truly offer something for free and respect other people’s time. If your materials are good and you do not pester them with other information, they will return to your site for more.

Accelerating Health Care Benefits Priority Cases

One of the biggest problems of having the government administer health care is that the United States Government does nothing very well you see. Additionally as we see other nations with National Health Care coverage we note that there are often lines for specialist services so if someone has a serious condition there is a likelihood that they will indeed perish before getting service.

We cannot allow this to happen in the United States and whereas we may indeed have Hillary Clinton as the first Woman US President, we must make certain that any comprehensive government health care system takes into consideration priority cases so people do not die. We must learn from all the other socialist countries and how they have screwed up their health care systems.

Just because one lives in a nation where the government provides health care does not mean it works, because on closer scrutiny most often it does not work very well? Surprised, well you shouldn’t be because no government ever runs smoothly, efficiently or does anything very well.

Therefore if we want government to run it in the United States of America, expect it to cost taxpayers 3 times as much as private enterprise could do the same job and only 20% as good as it was purported it would be once completed. Do not be snookered America, just look at the piss poor performance of our government in every other endeavor, I rest my case. You decide. Consider this in 2006.

The Art Of Cold Calling

I know, don’t groan. You have to do them if you want to get properties and make money. Believe me, I used to hate cold calling. For those of you that have read our book, “Who Makes It Happen: Back On The Road To Success With Creative Real Estate”, remember it used to take me an hour to get on the phone and then after 30 minutes I was ready to hang up.


I’ve learned over time to not think of telephoning as cold calling, but how I can help a seller or buyer. I realize if I make so many calls, I will get so many responses, and I don’t take a no personally. It’s their loss. Let them continue to pay to run their ads and six months from now when I call out of a paper or web list and they are still there, maybe then they will listen. There are too many people I can help. I refuse to worry about the ones that won’t listen.


So, the first step is to get in the frame of mind that you are offering help. Next, let the seller do the talking. You listen. How do I do that, you say? Well, when I call on a home and someone answers (as opposed to leaving my message), I ask is the home still available? Great, my name is Susan, who am I speaking with? George, tell me about your home? This gets the seller talking. I just guide him/her with how many square feet, garage, etc. For those that have purchased our manual, this form is in the Seller section. You want to get as much information as possible. What they don’t tell you ask. The last question I ask is, George, it sounds like a beautiful home, why are you selling? Then let him/her talk. This question tells you how motivated he/she is. Is he/she moving into a new home, relocating or just putting out feelers.


Next I ask the pricing information, how much are they asking for the house? How did they arrive at that price? Comps? Have they had any offers? If no offers, ask them why they think they haven’t had any offers?


Next I ask about financing information. What are the payments? Any second mortgages? Are their payments current? Any CC&R’s? What they paid for the home? Many times when I ask, “What did they pay for the home?, I get, “it’s none of your business”. Well, I say to the seller, this helps me decide if a Lease Purchase is workable, and it is a matter of public record.


Always be sure to check on-line or with public records that the person you spoke to is the individual who has the authority to deal.


Finally, I ask about Lease Purchasing and tell them the advantages. Some will say yes, can you send me some information? Others will say, no, I need to sell. I’ll say, that’s fine, why don’t I send you some information so you have it on hand as another option if you need it. Always, follow up.


Remember, relax and pick up that phone. Otherwise, the deal and the money won’t come your way. And remember, you can always consult!

Plan Ahead – Determine Your Bandwidth Requirements For Video Conferencing Early

Most of today’s companies are maximizing their travel budgets and communication requirements by making smart use of videoconferencing as an alternative to face-to-face meetings. With this decision to implement enterprise-level videoconferencing comes a requirement for bandwidth solutions which are reliable and cost effective.

Videoconferencing can leverage the existing public telephone network, a private IP network or the Internet. The target bandwidth for interactive video communications is in the 300K to 400K bit/sec per stream range. This includes audio and video as well as control signaling.

The H.323 protocol does not require that two or more endpoints in a session send the same data rate they receive. A low-powered endpoint may only be able to encode at a rate of 100K bit/sec, but, because decoding is less processor-intensive, it could decode a 300K bit/sec videostream.

Nevertheless, in videoconferencing, bandwidth is assumed to be symmetrical. In full-duplex networks such as ISDN, Ethernet, ATM and time division multiplexed networks, capacity is expressed as bandwidth in one direction, though equal bandwidth is available for traffic in the opposite direction.

You need to estimate the number of simultaneous sessions your network needs to support, and figure out if your network has bandwidth end-to-end.

A T-1 bandwidth circuit offers 1.5M bit/sec in each direction and would be ample bandwidth for two 512K bit/sec or three 384K bit/sec videoconferences, depending on the amount of simultaneous traffic on the network. Also, make sure that you have 10/100 switched Ethernet throughout the LAN segments where videoconferencing traffic is expected.

Multipoint conference bandwidth (with which three or more locations can see and hear one another) is calculated separately from point-to-point sessions. Multipoint can be conducted in either IP or ISDN environments, and some conferencing units will support both network types.

Multipoint conferencing products may be software-based or accelerated with special hardware, and their configuration can produce different bandwidth consumption patterns as well as different user experiences. For example, when an endpoint is used to host a multipoint conference, the maximum bandwidth for any single participant is the bandwidth allocated to that host divided by the number of locations participating. When you need to have more than four locations on a call at the same time, network-based products are recommended.

If you decide that your IP network can’t handle the additional traffic associated with live video sessions in a merged or converged network deployment, your options are to rely on circuit switched networks or to deploy additional IP bandwidth capacity. How to Tell Your Children About Divorce

Whether your divorce is amicable or contentious, when and how to tell your children can be a difficult issue. Your children may already know that there are difficulties in your home life and marriage, but you may be surprised at the level of their sophistication and knowledge about divorce. Even if they are relieved to hear that a difficult home life is about to change, do not ever underestimate the degree to which your divorce can impact your children. The adults are not alone in feeling the stress and hurt of a strained family situation. You must take special steps to insulate your children and help them through the divorce process.

There is not one simple outline that provides all of the right answers and information on how to guide your children through the divorce process. When and how to tell your children about the divorce will depend upon your individual family dynamics, the maturity of your children, the ages of your children, the conflict level in your house, and your own individual preferences. If you are unsure of how to present this issue, it is a good idea to obtain professional help to do so. Many counselors are well versed in addressing divorce issues with children and they are available to guide you through this process with your children.

The type of divorce situation presenting itself in your family will have some impact on how and when you present this issue to your children. If you and your spouse are amicable, and your divorce is low stress, your children may not even be aware of the possibility of a break up. While that means that the divorce conflict has not impacted upon the children as of yet, it does not mean that it will not. Your children might be even more affected by the news that you are divorcing if they were unaware that there were problems in your marriage. If you or your spouse has been working with a counselor, either together or separately, that counselor can lay out some simple strategies on how to tell the children. Basic information that you want to discuss with the counselor is whether you tell the children together or separately and what information you can or should give the children about what their living arrangements will be in the future.

It is never acceptable to disclose that you and your spouse are getting a divorce when you are in the middle of a conflict. To place blame on your spouse, or to provide information in a way that conveys blame or fault may make you feel better in the short run. In the long run it will hurt your children, and it will impact your long term relationship with the children’s other parent. Also, courts frown on providing children with adult level information and details about your divorce. Do so and you risk hurting your legal case, if your divorce will be presented to a judge.

Most counselors will support a joint parental communication to the children about the pending divorce. However, a joint discussion about divorce with the children does require that you and your spouse be able to maintain a basic level of civility, if for no other reason than to maintain your children’s peace of mind. If you and your spouse cannot be civil, do not attempt to discuss this issue together with the children.

If your marriage has been rife with conflict, your children may be aware of or even welcoming the relief of a parental separation and/or divorce. Do not be surprised if you find out that your children know more than you thought, even if you have been attempting to conceal the conflict from them.

The issues that your children want to be reassured about involve where they will live, where they will go to school, whether their activities and daily lives will be disrupted, and the degree to which they will be able to maintain their relationship with each parent. Teenagers can be particularly vulnerable and sensitive to disruption in their lives and schedules. If you are able to work out a parenting schedule with your spouse, it is acceptable to share that with the children to reassure them. It also can be acceptable to involve the children in the process of setting a schedule. However, that issue can be very delicate. You do not want children dictating to the adults and you do not want the children to have limited contact with either parent.

Above all else, do not discuss marital fault issues or the reason for the divorce with your children. Even if you think that your spouse is the worse miscreant on the planet, that spouse is your children’s parent. Your children want to and are entitled to love both parents. That a spouse cannot make a marriage work does not dispossess them of the right to be a parent. More important, it does not dispossess the children of the right to love that parent and have a relationship with the parent.

Consider that you may have a range of reactions from your children about the pending divorce. They may not be surprised. Or, they could be upset and shocked. In many cases, even when they are not surprised, the children might be angry or blame themselves. Work with a professional to address all of these emotional reactions. Your children will adjust to your divorce, if you provide the proper guidance and assistance during that process.

If a mortgage applicant is low on money for out of pocket expenses when applying for a mortgage loan, the applicant should ask the mortgage companies they are interviewing if they will pay for the appraisal up front. Although, the mortgage company will often charge you for it when your loan closes, this can keep your pre-closing costs down. This also keeps the mortgage applicant from paying for an appraisal in the event that their mortgage loan application is turned down.

If an applicant is relatively sure they will be approved for the mortgage loan, and the applicant has the money to pay for an appraisal; it is recommended that the applicant pay for the appraisal themselves. Not only should they pay for the appraisal, they should have the appraiser send the “hard copy” or a PDF copy of the appraisal deeded in your name.

Traditionally, the mortgage company will order the appraisal, even if you are the one paying for this. This method allows the mortgage company to maintain control of “your” appraisal because it is deeded in their name. This can give the mortgage company leverage over the applicant.

First, if the applicant decides to go with another lender, the deeded mortgage company can refuse to release the appraisal in many circumstances. This can cause long delays in getting your mortgage closed with another company because the entire appraisal process would need to be completed over again.

Second, if the mortgage company knows that you are retaining control of your appraisal, it keeps them aware that you still may be shopping their mortgage rate. This keeps the mortgage company competitive about any changes they may need to make to your loan proposal.

Because this is an untraditional strategy when negotiating a mortgage loan, an applicant may require some resistance from the mortgage company when bringing up the issue. The loan officer may have some objections to the appraisal being deeded in anyone other than the lenders name. Tell the loan officer you are requesting that the lender stipulate you for an appraisal deeded in their name. This is a common practice in mortgage underwriting known as a “stip.” If the loan officer tells you that they cannot stipulate or conditionally approve the loan this way, try moving to another company that will.

At the point that you have decided that you have found the mortgage company you want to go with, it is time to contact the appraiser and have them deed the appraisal over to the lender you have chosen. Rarely do appraisers charge a fee to do this, but sometimes they may.
