Hidden Costs of Owning Nashville Real Estate

Wednesday, April 15th, 2009

Do you know the hidden costs of owning Nashville Real Estate? Have you thought about the expenses that go along with being a property owner?

First-time homebuyers, especially, need to be sure they understand that there are a lot of hidden or related expenses to owning their own home. What are some of these costs?

For starters, how about real estate taxes and homeowner’s insurance? This can be a sizeable sum…although it’s usually included in their mortgage payment. Private mortgage insurance is also included on any mortgage over an 80/20 loan-to-value ratio. There’s also flood insurance if the property is in a 100 or 500 year flood zone.

Don’t forget about the cost of maintenance and repairs. There’s always something that needs to be done around the house. Or how much money do you want to spend in landscaping? What about decorating? Can you do the work yourself or will you have to hire someone? You may be surprised at the cost of custom draperies and new furniture.

If the property is older, you might consider the cost of a new roof…new appliances…new plumbing…or will you need a major remodel? This usually runs into more money than you expect.

So, always count the cost and make sure it’s in your budget. Owning your own home in Nashville Real Estate is wonderful – if you have made plans for the hidden and sometimes unexpected costs related to this purchase.

Naveen Jain of InfoSpace and Intelius

Tuesday, April 14th, 2009

Naveen Jain is the founder of two Bellevue, Washington-based info-tech businesses, Intelius and InfoSpace. In March 1996, Naveen Jain left a high-paying job at the Microsoft Corporation in Silicon Valley to become self-employed in Washington. This set the stage for the creation of InfoSpace. From his headquarters in Bellevue, Naveen Jain positioned InfoSpace as a content provider, offering clients personal homepages, Web-based e-mail, and such. Eventually, the company began trading publicly on NASDAQ in 1998. At the onset of the dot-com boom, InfoSpace surged to more than $30 billion in net worth. By then, it had over 20 acquisitions. Naveen Jain led the company as chief executive officer, chairman of the board and chief strategy officer. He quit from the company in 2002. Still in Bellevue, Naveen Jain looked to start anew. A year after his resignation, he founded a new business, Intelius, which has now grown to nearly 200 employees. Primarily an info-commerce company, Intelius offers useful public-domain information as well as identity theft protection services to consumers and establishments. Over the years, Intellius has caught the attention of some Washingtonian award-giving bodies. In 2007, the Puget Sound Business Journal ranked the company among the state’s Top 3 Best Workplaces. A year earlier, the American Business Awards bestowed Intelius with the Best New Company award. The security industry in the Washington area has recognized Intelius for its corporate responsibility programs. Intelius gave away almost $210,000 in philanthropic contributions in 2008 alone. Intelius’ founder is a prolific giver to the state, having donated to many local charities like Hopelink, Seattle Children’s Hospital, Bellevue Boys and Girls Club, and the Bellevue School Foundation. Naveen Jain did not originally come from Washington. This Internet magnate is an emigrant from India, who came to the US in 1982 through a business exchange grant. He lives in Washington with his wife Anu.

A Look at Omega-3 Fatty Acids and Heart Health

Sunday, April 12th, 2009

According to research data published by the American Journal of Clinical Nutrition, individuals that include regular daily intake of Omega 3 can reduce the risk of heart attack (coronary thrombosis) by up to seventy percent. Such encouraging news has generated a good deal of interest in Omega 3 of late.

What is Omega 3?

Omega 3 is, in fact, a polyunsaturated fatty acid which, as it passes through the limentary canal (digestive tract through the human body), breaks down existing cholesterol and deposits a minutely thin barrier to prevent its reformation. Omega 3 works to fight again the principal cholesterol culprit that causes clotting of the blood. These clots then block blood vessels causing heart attacks or, if they reach the brain, strokes.

Omega 3 is most commonly associated with the oils found in fish. Best known sources are mackerel, trout and salmon although the oils can be extracted from white fish; and the liver of the Cod is particularly rich as well.

The American Heart Association recommends a daily intake of 1000 mg. of Omega-3 for measurable health benefits in cardiovascular care. There are various ways of including Omega 3’s in your diet so you need not worry if you are not a big fan of fish.

Sources of Omega-3’s

The most obvious method, eating suitable fish regularly, isn’t practical for everybody, as again – not everyone enjoys fish, some people are even allergic to it and, of course, vegetarians and vegans don’t eat fish. Fortunately there are a wide range of supplements on the market for those people.

The most common form of supplement is the capsule formulated from concentrated oils derived from those fish that have the high Omega 3 levels. Generally, the tablet will contain something around fifty percent from that source (fish) with the balance made up of other sources of fatty acids.

Omega 3 fatty acids are not restricted to fish oils – they can also be found in a number of plant extracts as well. The best source of Omega-3 is alpha-linolenic acid (ALA) which includes flaxseed (linseed) oil, rapeseed (canola) oil, chia seeds, walnuts and walnut oil, the Mediterranean plant, purslane, grass-reared meat, and dark green leafy vegetables. These items are widely found in health food stores and in natural health markets.

The good news of Omega 3 health benefits goes global

Omega 3’s can also be found in a wide range of other foods including vegetables and processed foods; however, the levels are negligible and provide no significant health benefits. Vegetarian Omega-3 supplements are available, usually as flaxseed (linseed) oil.

EPA and DHA Omega 3 are found almost exclusively in aquatic plants and animals. They are synthesized by phytoplankton, which are consumed by fish, mollusks and crustaceans and thus concentrated in the aquatic food chain.

Alternative sources of Omega-3 ALA and Omega-3 EPA and DHA are being studied for viability. ALA from perilla is already available in some countries and krill, shrimp-like creatures abundant in the Antarctic Ocean, are being targeted by a Canadian company as a future Omega-3 source. Krill oil contains 25% Omega-3 EPA and DHA. Genetic modification is also being explored, with one experiment inserting genes which will produce long-chain Omega-3 polyunsaturates into existing oilseed varieties. Another uses gene transfer technology to directly convert Omega-6 polyunsaturates to their Omega-3 counterparts.

As the health reputation of the Omega-3s grows, food manufacturers have explored the opportunity of fortifying everyday foods with Omega-3s. Omega-3 eggs are increasingly available; for example, bread fortified with 13mg of Omega-3 DHA per slice is now available in New Zealand and Australia. Malaysia has a cracker fortified with vitamins, minerals and both Omega-3 and Omega-6 EFAs and a similarly fortified margarine serves as a fine accompaniment.

In Sweden, a low fat liver pate is enriched with Omega-3, iron and vitamins. The Spanish can buy fruit juices fortified with milk, fiber, vitamins and Omega-3, and probiotic meal replacement bars, soups and milkshakes with Omega-3s. Finns market a blackcurrant juice with added Omega-6 and Omega-3 as ALA. This list is by no means comprehensive, particularly as it does not include the increasing number of infant milks, foods and supplements with added Omega-3 DHA.

As the advantages of regular intake of Omega 3 become more accepted in North America, the food processing and pharmaceutical industries will, no doubt, put more effort and funding into making these various supplements more readily available. The benefits of Omega 3 will continue to grow in importance as the population ages and looks for ways to maintain healthy and active lifestyles. Currently, Omega 3’s are easy enough to buy from online companies and specialized pharmacies but it surely won’t be long before Americans will be able to choose the supplement that suits them best from the shelves of local supermarkets and convenience stores.

Defragmentation Explained

Sunday, April 12th, 2009

Defrag Your Hard Drive, don’t think you can’t do it sure, you can.
Let’s get started.

Have you ever noticed how your computer seems to run slower?
and slower each week? Did you think it was just your imagination,
Nah! Your computer really is getting slower because, your hard drive
needs to be “Defragged” or defragmentation of your hard
drive, same, same.

Any time you view a web site, download an MP3, install a
game, or create a new file, your computer is saving that
data in bits on your hard drive. As you add more data, the
bits are moved around and separated from one another common
on all hard drives.

Not to worry!!

After some time these files are spread all over the hard drive in tiny
fragments. This slows down your computer. That is where
“Defragmentation” comes in. Defragmenting the hard disk
will put all the different fragments together in one place,
which allows the computer to save time. When you run a
defragmentation, it puts the pieces back together, so files,
programs and such load faster. It’ probably a good idea for
the average user to defrag once every 1-2 months at the very least.
I usually run mine every two weeks.

You can solve the problem easily by defragmentation of your
hard drive. If your using a Windows operating system, it
comes with a manual defragmentation tool built in.

However, depending on when you first run the
defragmentation program it could take some time to complete
depending, on the size of your hard drive to process the
amount of data to complete the fragmentation process.

Even if you do not install games or download
programs or files regularly, fragmentation can still be a
serious problem on your system, especially if you receive a
large volume of emails each day.

Each time you read one of those emails, you are adding more
chunks of data to your hard drive and slowing down your
computer even more.

If you get just ten emails a day, it would not take long
for you to start seeing a significant decrease in your
system’s efficiency. The bottom line is that
defragmentation is a serious problem, but it is also an
easy problem to solve.

If you don’t mind using the “built in” defragmentation tool
in your operating system, then you should definitely be
using it on a regular basis. Once you do it once or twice
you kick yourself for not doing it sooner, it is not that
difficult of a task to perform.

If you want to run the defragmentation process automatically
just do a Search in Google “defrag” or what ever search engine
you use and you’ll find dozens of programs to choose from.

Now with all that said, here is a simple and easy way to
defrag your hard drive. Let’s get started, it should take
us all but a minute to start the process. I use two
different methods, don’t ask me why. I probably could not
give you a sensible answer; they achieve the same results,
just a different way to get there from here.

Anyway, let’s get started.

Method I:

Start/My Computer/C:Drive/Properties/ Tools/ Defragmentation

* Click Start

* My computer

* Right Click on C: drive

* Select Properties

* Tools

* Select Defragmatation

Method II:

Start/Programs/Accessories/System Tools/Disk Defragmenter

* Click Start

* Select All Programs

* Accessories

* System Tools

* Disk Defragmenter

There you are — Not as Scary as It Sounds!

Remember, it could take some time to defrag if you have not
done it in a while. So be patient!!

Please Note: Be careful when running defrag.
It can take a long time to defragment your hard drive the first time.
Also, the defrag program takes files off your hard drive and
sticks them into your system RAM while it is reorganizing your disk.
If you lose power during a disk defragmentation, it can cause a slight
problem. At best, you will probably mess up a program or
two and at worst; you may no longer be able to access your
hard drive and Windows. Definitely not some you want to do
during a thunderstorms or possibly power outages.

Algebra in Our Education

Friday, April 10th, 2009

Algebra is a part of mathematics that is often introduced to students in Jr. High. As a matter of fact, many students find algebra as a challenging subject area to understand. It is actually an advanced form of math that takes the pupil through a study of structure, relation and quantity.

The General Methods

Although ‘variables’ is one of the frequently used terms in computer science, this is first presented in algebra. This is often used when adding and subtracting radicals . When adding or subtracting radicals the radicals essentially be the same order before you add or subtract them.

You can take the frustration out of getting the least common denominator by listing the multiples of each denominator and dividing by 2,3,4, and so on. After that you should look at the smallest number. An example is multiples of 5 are 10, 15, 20, 30. Multiples of 6 are 12, 18, 24, 30, and multiples of 15 are 30, 45, 60. As you can see 30 is the smallest number that appears in the multiples list.
If you are supposed to simplify a fraction, it can be done easily by finding a common factor in the numerator and denominator. A common factor is going to be a number that will equally divide into both numbers. An example would be 3 is a common factor for 6 and 12. Three will evenly divide into 6 and into 12. Two being a common factor for 4 and 14 is another example for this. The same division process needs to be repeatedly performed until there are no common factors left. You can also do this same procedure by finding the greatest common factor of both the numerator and the denominator. You will divide the numerator and the denominator by the greatest common factor instead of the common factor.

Getting Good with Algebra

If you find yourself in difficulty with algebra and can’t seem to find the solution you need. You can use an algebra problem solver that will provide you with the needed help. With an algebra problem solver you can simply input the figures related to the question and your problem will be solved straightaway. Having access to an algebra problem solver can mean the difference in passing or failing. Most people cannot afford a tutor and they might not be available when you need them at times. With an algebra software program you will have access to the answers you need, anytime when needed.

Places to Locate Substitute Car Parts

Thursday, April 9th, 2009

This is a time for us to watch all our cents, fixing your very own car will save you considerable funds in auto repair fees. However, finding inexpensive car parts can be quite time intensive. Many other people that may not be capable of affording spanking new vehicles can place orders for discount auto parts that will not completely empty their pockets. You don’t have to go broke while purchasing car parts, just use the following guidance.

Those who have to can pay off pros to put in automotive parts to have the chore done more rapidly. The auto mechanic, searching for a certain part, needs not to drive from shop to shop seeking. Visiting websites preserves valuable time as well as gas from rolling around the city. Moreover automobile and truck parts are delivered right to the door salvaging a trip to the car parts shop.

On occasion, when you buy several auto parts, such price reductions are offered. There is nothing out of place with taking vantage of this. There are particular parts, such as air filters, which have to be interchanged on a regular basis. Therefore if you are provided a discount rate for buying several items, why not consider it?

The fact is that auto parts for sale are needed desperately in these times. For the car fancier, restoring and reconstructing old and sunset automobiles can be a head ache when it comes to obtaining the right motorcar parts as they are rare and painful to find. Online truck and motorcar parts are simpler to find using the Web search.

How To Get Students To Assist In Class Using a Method That’s Fair To Everyone

Wednesday, April 8th, 2009

More than one person wants to pass out papers, take the message to the office, etc. How do you select students to assist you in the classroom that’s fair to everyone? Here’s a technique I created and first used when I substituted as a resource teacher. This technique can be used throughout the day, keep learning flowing and limit “hard feelings” for those who were not initially selected.

Before students arrive, look over your attendance roster to get the total number of students in the class. Write the number of students on the chalkboard in short rows to conserve space. For example, if there are twelve (12) students in the class, write the twelve numbers in 3 rows of 4. Whatever your total class size is, evenly divide the numbers into rows so that it is not taking up the whole board.

After you write your numbers on the board, pre-select one of those numbers. Write it underneath the group of numbers near the board ledge in a smaller size. Then, cover the number with a piece of paper, eraser, chalk box or something that would not draw a lot of attention to it.

When the students arrive, they will notice the numbers on the board. You’ll get questions like, “What’s that about?” “How come there are numbers on the board?” Compliment them on being so observant. Let them know that you’ll explain why the numbers are on the board after the morning assignment. If you are substituting for a resource teacher (art, computer, etc.), explain the numbers after introductions and attendance. If students are absent, count the total in the class and erase the extra numbers on the board while they are doing the morning activity.

You can choose whomever you want to start (i.e. girls first, row 1, back of class, etc.). It doesn’t make a difference where you start, as long as everyone gets a chance to pick a number. To explain how the numbers are to be used, say something like the following:

1. “One at a time, each student will select a number.”
2. “When you select a number, I will cross it off so that no one repeats that number.”
3. “Please remember your number.”

As the students select a number and you cross them off, listen for the student who gives your pre-selected number. When you hear the number, stop and say something like, “Just a reminder, everyone please remember your number.” Making the statement at the time the pre-selected number is stated, gives you the opportunity to remember the student’s face for later. Let the students know that it is okay to write their number down if that will help them to remember.

After everyone has selected a number, uncover the hidden, pre-selected number. Let’s say you pre-selected the number 8. You’d say, “Who had the number 8? If you had the number 8, please stand up.” When the person stands up, assign them the job you wanted them to do. For example, when I first came up with this idea as a substitute for the art resource teacher, I’d say, “You are responsible for passing out the crayons/paint brushes and collecting them at the end of class.”

When you assign a job, expect to hear, “Oh-Oh. I wanted to do that!” At this point, tell the students that there are other opportunities to lead and serve, so please remember your number. Also make students aware that if you call their number and no one responds, you’ll have to call another number. This puts the responsibility back into the hands of the students. It also provides a sense of expectation throughout the day that they can get the opportunity to lead.

As the day goes on, you’ll select students for things such as line leader, messenger, paper clerk, etc. You’ll say something like, “Number 2, please collect the papers.” Again, it is up to the student to remember their number. You can also cross out, or erase numbers as you use them throughout the day. This method of leadership selection is fair because the students select their numbers, you don’t assign them. Therefore you’re left out of pre-selecting students, showing favoritism, etc.

Activity Variation:

This method can also be used to select teams and small groups. Instead of pre-selecting 1 number, pre-select 3-5 numbers depending on the size of the groups.

I’ve successfully used this variation for spelling bees, math teams and more. I’ve also noticed that during long-term assignments, students would pick up on this method and use it during their recess or group time.

Negligence by Employer Costs Welder His Life

Wednesday, April 8th, 2009

Richards Dry Dock and Engineering Ltd was fined £25,000 and ordered to pay costs of £34,744.90 after it was held guilty of contravening Section 2(1) of the Health and Safety at Work etc. Act 1974. The company was found to have failed to ensure the safety of its workers, following the death of a Norfolk welder who was carrying out work in the hold of a ship owned by the company. The hold had got flooded with water and the worker was electrocuted.

This incident has led to a warning being issued by the HSE to employers to make proper arrangements for working in confined spaces.

The accident occurred in 2005 when Kevin Hall was working in the hold of The Putford Achilles. On the deck, two more welders were engaged in some work, which led to water flowing into the hold and flooding it, causing Mr. Hall’s electrocution. It became difficult to save his life, as it was not possible to reach him without facing the risk of electrocution to the rescuers as well.

HSE Inspector, John Claxton’s warning was addressed to all employers for guaranteeing safe working conditions for employees working in confined spaces. The nature of work is such that proper precautions are imperative for the safety of those working in such areas. He also suggested some measures that can be utilised, such as:

  • While working in a confined space, the atmosphere must be monitored for oxygen levels and presence of toxic gases.
  • Work plan should be carefully assessed and documented.
  • Arrangements should be made for emergency rescue operations.
  • The threat of flooding should be mitigated through appropriate measures

He concluded that companies that do not follow the guidelines provided by the HSE and ignore the necessary measures for worker safety would face strict action.

Companies need to be sure that they are giving the correct instructions to employees with regard to health and safety issues. Companies should make themselves fully aware of the most up-to-date requirements by visiting Workplace Law and looking at their highly regarded nebosh certificate course.
